Deniz Kaya

Head of the Property Department

Deniz Kaya is Head of the Property Department at LegaFit Solicitors, specialising exclusively in commercial leases across England and Wales.

With almost a decade of experience in commercial conveyancing and leasehold transactions, he advises both landlords and tenants on the full spectrum of commercial leasing matters, including the grant of new leases, assignments, renewals, variations, and surrenders. Deniz has extensive experience acting for a wide range of businesses, from new start-ups to established enterprises, across a variety of sectors.

Deniz is known for his meticulous, hands-on approach and his commitment to providing a genuinely one-to-one service on every matter. Rather than delegating key aspects of a transaction, he remains closely involved from initial instructions through to completion, ensuring consistency, speed, and clear communication at every stage. Clients value his ability to explain complex lease provisions in plain language, anticipate potential risks, and negotiate robust terms that protect their commercial interests.

Fluent in English and Turkish, with conversational German, Deniz is well placed to support a diverse client base, including overseas business owners looking to secure premises in the UK. He takes a pragmatic, commercial view in each transaction, focusing on what is workable in practice for his clients’ businesses while ensuring that their legal position is safeguarded.

Deniz’s clients consistently describe him as extremely helpful, patient, and approachable, noting that he makes the lease process straightforward and is readily available to answer questions and take calls throughout the transaction. His practice is built on trust, accessibility, and a clear focus on achieving practical outcomes that serve his clients’ long-term business goals.

Notable work

  • Assisted a small business owner in negotiations with a particularly difficult landlord, successfully completing the lease of a unit on significantly more favourable repair, break, and rent review terms for the client.
  • Acted for a tenant in the acquisition of a commercial lease, navigating complex due diligence and timing constraints to ensure the client could commence trading without delay.
  • Represented a tenant in the assignment of an existing lease within a busy location, coordinating with the outgoing tenant, incoming tenant, and landlord’s solicitors to achieve completion within a tight commercial timetable.
  • Advised a landlord granting a lease of a mixed-use commercial unit, drafting and negotiating terms designed to minimise future management issues and preserve the value of the investment.
  • Regularly advises both landlords and tenants on lease renewals and terminations, including transactions where security of tenure under the Landlord and Tenant Act 1954 is a key consideration.

Outside of work, Deniz is a devoted father who enjoys spending time with his children. He has a strong interest in personal development and history, and is also enthusiastic about health and fitness.
